Lighting Specifications That Attract and Retain Tenants

In commercial real estate, first impressions are made in parking lots and along entry walks, long before a prospective tenant reaches the lobby. Exterior lighting is the first thing a visitor experiences after dark, and it communicates something immediate and difficult to articulate: whether a property feels cared for, safe, and worth occupying.
For architects working on multifamily, mixed-use, retail, and office projects, exterior lighting specification is an opportunity that’s frequently underused. Done well, it differentiates the property and reduces long-term maintenance costs. Done poorly, it becomes a liability that property managers work around for years.
What Tenants Notice About Exterior Lighting
Tenants don’t evaluate lighting the way architects do—they respond to it intuitively. What influences their leasing decisions comes down to three things:
- Safety and visibility. Parking areas, pathways, building entries, and stairwells that feel well-lit register as safe. Shadowy corners, uneven coverage, and dark transition zones register as the opposite, regardless of how the space performs on paper.
- Quality of environment. Warm, well-directed light reads as intentional and premium. Harsh, flat floodlighting reads as institutional—acceptable in a warehouse, but a liability in a Class A multifamily or mixed-use project.
- Consistency over time. A property where fixtures burn out and stay dark, or where housings visibly deteriorate, signals deferred maintenance to current and prospective tenants alike.
The specification decisions that drive all three of these perceptions happen early in design development—and they’re difficult to reverse once the project is built.
The Case for Warm Light in Tenant-Facing Environments
Color temperature is one of the highest-impact specification decisions in commercial exterior lighting—and one that many project teams get wrong by defaulting to whatever the electrical engineer puts in the documents. For tenant-facing environments—building entries, courtyards, amenity areas, covered parking, and pedestrian walkways—2700K to 3000K is the appropriate range:
- Warmer light flatters skin tones and natural materials. Stone, brick, wood, and landscaping all read better under warm light than under cool white or blue-shifted sources—the same principle that drives hospitality lighting design.
- Cooler temperatures create visual fatigue in social spaces. 4000K and above is appropriate for task environments—parking structures, security lighting, and service areas. Applying it to gathering spaces and amenity courtyards produces an environment that feels unwelcoming.
- Dark sky compliance increasingly favors warmer temperatures. Most dark sky ordinances and LEED outdoor lighting credits favor 3000K or below. Specifying warm CCT from the start avoids retrofitting fixtures to meet municipal requirements later.
Coverage Uniformity: The Metric That Matters Most for Safety
Peak illuminance—the maximum lux or footcandle value at a given point—is easy to cite. Uniformity ratio is harder to measure and rarely discussed in project meetings, but it’s what actually determines whether a space feels safe at the occupant level.
Uniformity ratio compares maximum illuminance to the minimum within a zone. A parking lot producing 5 footcandles at its brightest and 0.5 at its darkest has a 10:1 ratio—technically illuminated, but perceptually uneven. IESNA RP-20 recommends a maximum of 4:1 for open parking lots and 10:1 for covered facilities.
Achieving good uniformity requires photometric data, not rules of thumb:
· Request uniformity ratio calculations from the lighting consultant or design team.
· Coordinate fixture spacing with structural and civil drawings early
· Review photometric plans at design development, when changes are still inexpensive
Durability and Long-Term Appearance
Tenants experience a property over years, not just at the moment of leasing. Fixtures that look well-maintained a decade after installation contribute to the perception of a well-run property. Fixtures that corrode, fade, or require frequent re-lamping do the opposite.
Specification should prioritize:
- Housing material and finish. Powder-coated aluminum is the baseline. For coastal or high-humidity environments, marine-grade finishes or stainless-steel housings are worth the premium.
- Ingress protection rating. Fixtures subject to irrigation overspray or direct weather exposure should carry a minimum IP65 rating. Hardscape-embedded fixtures—paver mounts, step lights, grade-level units—should be rated IP67 or IP68.
- LED longevity. Where re-lamping requires scheduling maintenance staff and disrupting tenants, fixtures with L70 ratings above 50,000 hours are a requirement, not a premium upgrade. The reduced maintenance burden compounds over the life of the asset.

Amenity Lighting as a Leasing Differentiator
In multifamily and mixed-use projects, amenity spaces—courtyards, rooftop terraces, pool decks, outdoor seating areas—have become primary leasing tools. Lighting is the single greatest determinant of how these spaces feel after dark.
The specification approach differs meaningfully from functional exterior lighting:
- Layer the light sources. A single fixture type producing uniform illumination reads as flat and uninviting. Effective amenity lighting combines ambient sources (bollards, wall mounts) with accent lighting (hardscape-integrated step lights, landscape uplighting) to create depth and visual interest.
- Design for lower illuminance levels. Amenity spaces don’t require parking-lot footcandle levels. Lower illuminance with well-directed sources reads as intimate and comfortable; over-lit amenity spaces feel exposed rather than inviting.
- Coordinate with the landscape architect. The best results happen when the lighting specification and planting plan are developed together. Knowing which trees will be uplighted and where seat walls will land allows fixture placement that serves the design rather than working around it.
